Metal Roofing Benefits for Residential and Commercial Buildings

Introduction

Metal has gone from an industrial material to the default specification on a great many houses in about twenty years, and the reasons are not the ones most people expect. Lifespan is part of it. Weight, insurance, and what happens to the building underneath are the rest.

A metal roof costs more than asphalt on the day it is fitted and less over the life of the building. That much is well known. What is less obvious is how much of the benefit has nothing to do with the roof covering itself — it comes from the weight it does not add, the heat it does not let in, and the maintenance it does not need.

Lifespan against replacement cycles

A coated steel roof laid properly will run forty to seventy years. Architectural asphalt runs twenty to thirty in the same climate. Over the life of a commercial building that is the difference between one roof and three, and the second and third both come with scaffolding, disruption and a tear-off.

Weight, and what it lets you do

Steel panels weigh around a seventh of what concrete tile weighs. On a re-roof that is often the deciding factor: it means the existing structure does not need reinforcing, and it means a roof can be lightened rather than merely replaced. On a new build it is load that can be spent somewhere else.

Heat, and the cost of cooling

A reflective coated panel throws back a large share of the solar radiation that a dark asphalt roof absorbs and passes into the loft. On a commercial box with a large plan area, that shows up directly in the cooling load; on a house it shows up as an upstairs that is usable in August. Neither effect works without ventilation underneath, which is the part most often left out.

What it asks in return

Metal is unforgiving of poor installation in a way asphalt is not. Panels have to be free to move, fixings have to be correctly torqued, and dissimilar metals must not be put in contact with one another. A metal roof that fails early has almost always failed at a detail rather than in the field.

Specified and fitted properly, it is the last roof most buildings will need. That is the actual benefit, and everything else follows from it.
