Lakeshore Family Home – Leak Repair
A family on the lakeshore had lived with a recurring stain on a bedroom ceiling for two winters, and two previous contractors had sealed the ceiling side of it. Steelcrest was asked to find where the water was actually getting in before any more money was spent covering up where it came out.

Leak tracing, valley and flashing renewal, and a localised decking repair on a roof with fifteen years left in it.
A water test located the entry point almost three metres uphill of the stain, at a valley where the previous repair had bedded the flashing in sealant rather than dressing it in. The valley was stripped back, two soft boards were cut out and replaced, new lead was dressed into the brickwork, and the surrounding shingles were relaid. The rest of the roof was left alone.
The difficulty was the lake exposure: wind-driven rain arrives almost horizontally here, which is why a detail that would have held inland had not. The valley was reworked with a wider lap and a raised upstand, and the eaves were re-ventilated so that the condensation feeding the damp had somewhere to go.
