Northpoint's three office blocks were roofed in a single-ply membrane that had reached the end of its life at eighteen years and was being patched several times a season. The brief was a roof that would outlast the building's next two tenancies and could be installed without emptying the offices below.

Scope of Work

Standing seam over the existing deck, with concealed clips, new insulation and rebuilt perimeter details.

The membrane was stripped and the deck surveyed panel by panel. A new insulation layer went down over a vapour control layer, and standing seam steel was laid on concealed clips so that nothing penetrates the weather surface. Every perimeter, parapet and rooflight upstand was rebuilt rather than reused.

Solutions

At two and a half degrees the pitch was below what most panel systems will take, which is what made standing seam the only sound option. Working over occupied offices meant no fixings through the deck during business hours, so the clip lines were set out and fixed in two early-morning windows a week.
